This project for flexible office space providers Workspace involves the complete redevelopment and transformation of an existing 1960’s office block at the heart of the Kennington Conservation Area into a new, vibrant working environment. Following on from the success of Great Guildford Street, Workspace appointed our practice again in 2015 to look at ways of regenerating this substantial but tired building. We were architects and project managers for the scheme.

The design turns an existing loading bay and car park into a new dynamic, central wintergarden atrium at the heart of the development. This three-storey south-facing space contains the main café, Club Workspace, breakout space and a conference suite. The rearranged main entrance allows users to enter directly into the atrium before taking the lifts or stairs to their individual studios. The rest of the building has been broken down into a mix of small and large self-contained units in line with Workspace’s successful formula, that has helped spearhead the revolution in the commercial letting market in London.

Full Planning Permission was secured in December 2016. The project started on site in March 2017 and was completed in early 2019.
